Giorgi Potskhveria, Co-founder of Idea Development, is confident that the future lies in data-driven personalization. You last spoke with Forbes around two years ago, primarily discussing Oxon Solutions, which has a diverse portfolio in development, construction, and agro-industries. What significant updates have occurred since then?
Recent years have presented complex challenges and dynamics across numerous sectors. However, focusing on long-term vision and strategic development, this period has also laid the foundation for significant progress at Oxon Solutions.
Over the last two years, we have experienced significant growth in all areas of our operations. At Mkisa, we have advanced our agricultural practices by implementing novel methodologies and obtaining an official license from Fall Creek, one of the world’s leading agricultural companies. This partnership has enabled us to cultivate two exceptional blueberry varieties — Sequoia Crunch and Sequoia Grande — using an innovative pot-based system, rather than conventional ground soil planting.
Our construction division, Idea Construction, has completed numerous high-impact projects in recent years and is currently managing several major developments. The total area of completed and ongoing projects amounts to 450,000 m². Most notably, we’re leading the country’s largest private project: Georgia’s first oil refinery.
In the development sector, we’ve made remarkable progress with Idea Panorama, which is now in its final construction phase, while Idea Panorama II is also progressing steadily. With over 100,000 m² developed, Idea Development continues to expand its footprint. In addition to these flagship projects, we’ve also prepared a comprehensive portfolio of upcoming mixed-use developments and a large-scale exclusive gated community, each thoughtfully designed to integrate residential and commercial spaces for long-term functionality and lasting appeal.
With Idea Invest, we set out to move beyond established practices by introducing innovation into the development sector. We’re also advancing new initiatives — notably, Oxon Solutions is preparing to enter the luxury goods retail space.
You mentioned plans to enter the luxury goods retail space — can you share a bit more about what we might expect from that move?
While several of our major initiatives are still in the pre-announcement phase, Oxon Solutions is expanding into two key areas: luxury retail and automotive. These sectors align closely with our long-term vision of bringing globally recognized, high-quality brands and premium experiences to the Georgian market. As a preview of what’s to come, we’re excited to announce the upcoming official presentation of Aston Martin in Georgia, scheduled for this autumn — an event that marks the beginning of a broader strategy to introduce legacy brands and elevate the luxury landscape in the region.
Oxon Solutions has experienced rapid growth. What was the turning point or decision that triggered this expansion? And what led to the creation of Idea Invest?
Our growth is driven by a disciplined approach: we base decisions on extensive market analysis and research, but we’re not afraid to take calculated risks when the opportunity demands it. It’s this balance between insight and boldness that defines our strategy.
We created Idea Invest in response to clear gaps in the market. While real estate continues to show long-term growth, short-term volatility remains a challenge. Many large-scale investment models fail to adapt to this dual nature of the market. We saw the need for a more responsive, personalized platform — one that balances stability with strategic agility.
Idea Invest appears to address fundamental shortcomings in traditional real estate investment models. What specific pain points and unmet customer needs did your research reveal, and how do these insights translate into the unique value proposition that Idea Invest delivers to investors?
Predetermined frameworks regarding financial conditions, payment schedules, and model structures. This one-size-fits-all approach fundamentally ignores the reality that each investor has unique financial circumstances, goals, and preferences.
Moreover, we’ve learned that sophisticated investors expect more than basic asset placement. They seek an ecosystem — one that offers strategic guidance, ongoing support, exclusive access, and the agility to adapt as markets and personal goals evolve. Traditional models treat investment as a one-time event; today’s investors demand an ongoing, intelligent partnership, and that’s precisely what Idea Invest represents.
You’ve chosen a strategy that’s quite different from existing market approaches. How does Idea Invest fit into the bigger picture of the company’s development?
At present, the market offers no comparable premium investment ecosystem. But beyond its external positioning, Idea Invest creates significant internal value as well.
