Georgia Poised for Luxury All-inclusive Resort Boom

Aimbridge Hospitality, the world’s leading global hospitality management company, has been appointed to operate the Wyndham Grand Batumi Gonio, a five-star resort complex set to introduce the first all-inclusive luxury experience in Georgia.

Coinciding with the opening of Aimbridge’s new office in Georgia, the agreement was signed on July 4th with Georgian construction holding European Village, the project’s developer.

Aimbridge Hospitality is the world’s largest independent hotel operator with a portfolio exceeding 1,500 hotels in over 20 countries.

The Wyndham Grand Batumi Gonio complex will feature four distinct hotels: the 20-story Aqua hotel, Family Club residences, hotel townhouses, and Riviera and Villas properties, with plans for further expansion.

The hotels are to open in 2025. The Wyndham Grand Batumi Gonio represents a significant milestone as Georgia’s first all-inclusive resort within the luxury segment. Today luxury segment in the country is represented by only one hotel in Tbilisi in the format of city hotel.

City hotels are generally provided with relatively limited infrastructure for short-stay guests. In contrast, the all-inclusive resort model encompasses a comprehensive array of leisure and wellness facilities, including diverse dining options, expansive pools, kids’ clubs, and more.

This resort format encourages longer stays, allowing guests to fully indulge in the diverse amenities and entertainment options.

The emergence of developments like the Wyndham Grand Batumi Gonio reshapes Georgia’s tourism landscape. By attracting a high-net-worth clientele seeking both authentic Georgian experiences and world-class amenities, this project sets a new standard for luxury hospitality in the region. This shift towards high-end tourism, particularly among travelers with annual incomes exceeding $500,000, has the potential to significantly elevate Georgia’s standing as a premium travel destination. Such ambitious goals are best realized through collaborations with global hospitality leaders like Wyndham Hotels & Resorts and Aimbridge Hospitality, renowned for their expertise in delivering exceptional guest experiences.

David Anderson, President of Aimbridge EMEA:

“We are delighted to officially manage this highly anticipated project in Batumi. The Wyndham Grand Batumi Gonio complex encompasses four distinct hotels, each spaced approximately 900 meters apart, extending from the stunning coastline to the majestic mountains and offering a diverse range of accommodations for families and individual travelers. We see immense potential in Georgia’s relatively untapped tourism market, with its breathtaking landscapes and rich tradition of hospitality. We are eager to bring this project to fruition and expand our local team in the new office.

The resort complex, part of the world-renowned Wyndham Hotels & Resorts, the world’s largest hotel chain, is being developed under the prestigious Wyndham Grand brand. This exclusive collection represents the pinnacle of Wyndham’s portfolio, with only 78 Wyndham Grand properties among its impressive 9,300 hotels worldwide.

Sergey Egorov, Director of Development, Central Asia, CIS, and Israel, Wyndham Hotels & Resorts:

“Our flagship Wyndham Grand brand has a unique presence in this region, exclusively represented in Georgia. We see substantial growth potential in Georgia’s hospitality industry. Our company has operated in this market for a decade, and the country continues to exceed our expectations. The Wyndham Grand Residences Batumi Gonio marks an exciting new chapter in our collaboration with Georgia’s leading developers.”

The infrastructure of Wyndham Grand Batumi Gonio complex consists of 90 objects: 12 restaurants and bars offering diverse cuisine and panoramic lounge areas, an aqua zone, family and children’s, as well as sports and wellness recreation facilities, a private clinic, three SPAs, business space, and much more.

Archil Partenadze, General Director of European Village Holding:

Georgia’s luxury hospitality sector is still in its nascent stages, with a particularly pronounced gap in all-inclusive offerings, despite strong demand. We are proud to introduce this first-of-its-kind resort complex to the country. Partnering with Aimbridge, a global leader in independent hotel management, is a significant honor for European Village. This collaboration, alongside the prestigious Wyndham Grand brand, presents Georgia with an unparalleled opportunity to elevate its hospitality offerings to a world-class standard. It’s a major step forward in establishing the country as a premier destination for luxury tourism. We are delighted to join the esteemed Aimbridge family.

International hospitality giants are committed to establishing the first luxury all-inclusive resorts in Georgia, bringing the country to the forefront of the global hospitality industry and representing a fundamentally new level of development.
