The $35 million project Lisi Trio is the brainchild of Shalva Liparteliani, whose vision is to create maximum comfort in one space. Forbes Georgia visited the project’s construction site to speak to the company founder in more detail.
Having spent several years abroad, Shalva Liparteliani returned to Georgia and found his neighborhood in Tbilisi completely transformed. Apartment blocks surrounded his house on Sairme hill. Upon completing his studies, the young Shalva decided to implement a development project that would stand out and go beyond the existing standards in Georgia.
Shalva Liparteliani’s entry into the construction business in 2016 was spontaneous. Seven years on, his portfolio incorporates numerous distinguished mixed-use residential complexes. Despite their diversity, Shalva’s projects share one fundamental value: they must be built in a way that would make every person involved in the planning and construction process want to live in them.
Fulfilling this task did not seem easy at first. Our respondent recalls that the real estate market in 2016 was dominated by profit-oriented approaches, whereby some companies were only motivated by earning large profits and spending as little as possible. Shalva Liparteliani responded by promising to build a multifunctional residential complex that would exceed the expectations of potential tenants.
Having studied the market situation, it became clear to Shalva that construction firms employed a profit-over-quality approach, with some market players failing to keep deadlines and deliver the promised quality. So, he decided that his company would implement its own projects, along with implementing projects for others. Shalva Liparteliani spared no effort to attract professional builders and architects from leading firms.
Practical steps followed this decision. The company started operating in 2017 and soon completed its first project. The 8,500m2 residential property on Sairme Hill was swiftly followed by an ambitious project in Okrokana in the shape of the GreenLife aparthotel, which cost $3.5 million to implement. After resolving some complex construction issues, the company completed the project relatively quickly. The 76-room apartment hotel with a panoramic pool, restaurant and recreational space quickly became an attractive proposition for investors and residents alike, which was reflected in the speed of apartment sales.
Today, Shalva Liparteliani has even bigger plans. His company is implementing the Lisi Trio project in Tbilisi. Shalva’s ambitious goal is to ensure this project becomes a flagship residential complex for his company and the city.
To learn more about the current project, we met Shalva Liparteliani at the building site on Amashukeli Street, where he is personally overseeing the construction of the multifunctional residential complex. Lisi Trio is a project by Lisi Towers. The company is using innovative approaches and constructing the building with the utmost professionalism, promising to deliver residents a harmonious, healthy, and secure living space by the spring of 2027.
“THE COMPLEX WILL CONSIST OF THREE 15-STOREY APARTMENT BLOCKS. IT WILL FEATURE AN UNDERGROUND PARKING LOT AND TWO FLOORS WITH COMMERCIAL SPACES. SEVERAL FLOORS WILL BE ALLOCATED TO OFFICES, WHILE APARTMENTS WILL BE ON THE UPPER TEN FLOORS.”
The vision upon which Lisi Trio is being built is maximum comfort in one space. The multifunctional complex will have a total floor space of 60,000m2, including 200 underground parking spaces and commercial, recreational and entertainment zones.
When asked about the advantages of Lisi Trio, Shalva Liparteliani highlights the location, which is close to the city center but in green and healthy surroundings. According to our respondent, the panoramic views of the city create additional comfort and harmony in an ecologically clean environment.
Other factors that are incredibly important to the company are the quality of the construction and the project’s technical details. “Members of our team are building a place where they would want to live themselves. It is like we are building our own homes,” Shalva Liparteliani explains, describing his company’s approach.
Our respondent emphasizes the importance of preliminary works and studies when discussing the construction quality. The company spent several months studying the geological stability of the construction site and choosing the best configuration for the land plot.
According to Shalva, the Lisi Trio project has been devised in accordance with recommendations from leading geologists. Major industry players are involved in the construction process, allowing the project to be implemented with high-quality building materials and eco-friendly approaches such as noise and thermal insulation, energy efficiency and the distribution of sunlight across the living spaces.
Shalva Liparteliani lists the services that will be available to residents to further highlight the comfort of the living environment in Lisi Trio. The complex will be tailored to all types of residents, whether large families or individuals.
“OUR PRIORITY IS TO ENCOURAGE A HEALTHY LIFESTYLE. TO THIS END, ALL RESIDENTS WILL HAVE ACCESS TO CYCLING PATHS, A SPORTS HALL, A SWIMMING POOL AND THREE SPA CENTERS.”
Shalva Liparteliani tells us with enthusiasm and in great detail about all the services that will be available in Lisi Trio to offer additional comfort to its residents. These include babysitters, gardeners, security and concierge services, apartment cleaning, and many other services that allow residents to save time.
Shalva also emphasizes the security measures taken by the company. The project will incorporate innovative smart home systems. The building will be equipped with the latest fire safety systems, while a 24-hour security service will guard the complex.
Our interview took place in a room overlooking the noisy construction site. Implementation of the $35 million project, whose financial partner is Bank of Georgia, is proceeding quickly: up to 250 people are currently working on the Lisi Trio project and around 50 people will provide post-construction services to its residents.
Shalva is also happy with the speed of sales. The first stage of apartment sales in the premium-class multifunctional complex is proceeding well. Despite the intense competition in the market, he is confident that potential buyers will be attracted by the quality of the construction and the additional services on offer.
“I believe that we are offering customers the quality that they want. I am confident that we will be able to compete with local industry leaders,” Shalva Liparteliani insists, adding that Lisi Trio will leave its mark on the Georgian development sector. He plans to use this flagship project to capitalize on the brand.
Apart from Lisi Trio, the company is working on construction sites on Nutsubidze Street and Moscow Avenue, where it is building the Trio East Side settlement.
The success of Lisi Trio is vital for the implementation of Shalva Liparteliani’s future business plans. Once completed, Trio Napetvrebi and Trio Kvariati will hold a special place in the company’s portfolio.
